List Now and Be Happy You Did

About this time every year, we suggest to those thinking of selling their homes to consider listing the property now.  Conventional wisdom would say the best time to list is at the beginning of the spring market, on or about April Fool’s Day.  Not to take too much advantage from the naming of this day, but waiting until then may be foolish.

Rather, we should take our lead from the Ground Hog, who did not see his shadow on February 2nd, his/her day, in his/her home state of Pennsylvania.  That being so, consider spring to have begun, irrespective of the calendar.

So, if you have been good about fixing things up, de-cluttering and otherwise preparing your home for sale, here are some reasons why you should consider listing right now:

 

Less Competition – see the chart below, there will likely be twice as many homes in your town on the market in April then there are now.

More ShowingsBuyer agents are more likely to show your house simply because there are fewer properties to choose from when organizing a tour with clients.

Greater Internet Exposure – On-line shoppers, not ready to brave the chilly weather have fewer properties to surf and might take a bit longer to dwell on your listing and find something they like.

Good Media Timing – The current media buzz, along with low interest rates and an improving economy, is the shortage of housing for sale in many markets with little signs of improvement anytime soon.  Actually, there are fewer than half as many listings in the towns in our area now as there were in January 2011.

Buyer Anxiety – Add to the mix the hint of rising interest rates on home mortgages and you have the beginnings of panic on the part of Buyers who are starting to feel like they may have waited too long before making their move.
